Most commercial property transactions look straightforward from the outside. 

A listing appears online. An inspection takes place. An offer is accepted. Contracts are exchanged. 

Simple. 

What people rarely see is everything happening behind the scenes to get a deal across the line. 

Not long ago, we worked with a business searching for a new premises. On paper, they’d found exactly what they wanted. The location suited their customers, the building ticked all the practical boxes, and the numbers stacked up. 

It looked like a done deal. 

But as conversations progressed, it became clear that what both parties wanted wasn’t quite aligned. The purchaser needed flexibility around timing to allow for equipment relocation and fit-out. The vendor had different expectations and was working to a much tighter timeframe. 

Neither side was being unreasonable. They simply had different priorities. 

It’s a situation we see more often than people realise. 

From the outside, it can feel like negotiations are all about price. In reality, many deals succeed or fail because of timing, communication and understanding what matters most to each party. 

Rather than focusing solely on the numbers, we spent time understanding everyone’s objectives. What deadlines couldn’t move? Where was there flexibility? What outcomes were most important beyond the purchase price? 

Once those conversations happened, the solution became much clearer. 

The settlement structure was adjusted to better suit both parties, expectations were reset, and the deal moved forward. 

Everyone walked away happy. 

Moments like these are a reminder that commercial property isn’t just about finding the right building. It’s about bringing together people with different goals and helping them reach an outcome that works for everyone involved. 

It’s also why experience matters.
